Fast-casual restaurant chain, Slim Chickens is entering the Colorado Springs market with the purchase of a lot at Victory Ridge, a 153-acre mixed-use development located off I-25 & Interquest Parkway in Colorado Springs, Colorado.
David M. Block, President of Block & Company, Inc., Realtors, a Kansas City-based commercial real estate company, in conjunction with Zachary Albrecht of The Zall Company, a Denver-based firm, represented Slim Chickens in the transaction. The team procured the sale of the franchise between Slim Chickens Corporate and L.O.V.E. Restaurant Group. This is the team’s second Slim Chickens location in Colorado, with another restaurant recently opened in Aurora. Slim Chickens opened its first store in Fayetteville, Ark., in February 2003. Since then, the chain has opened more than 100 stores, including international locations. The team is actively looking for additional sites throughout the state of Colorado for Slim Chickens expansion.

CBRE’s Whitney Johnson, Patrick Kerscher and Jon Weisiger are marketing Victory Ridge for retail opportunities and represented the developer, Westside Investment Partners, in the property sale that closed Feb. 4. The lot purchased at Victory Ridge totals 41,438 sq. ft. and is located right along Interquest Parkway. Plans for the proposed location include a drive-thru and patio as well as 40 parking spaces.
“Interquest Parkway is seeing significant residential and employment growth. Slim Chickens choosing this location for its entrance into the Colorado Springs market is a testament to the energy and momentum fueling this retail corridor,” said Whitney Johnson, Senior Associate with CBRE’s Retail Services in Colorado Springs.
Victory Ridge is also currently under construction for In-N-Out Burger’s new distribution facility, scheduled to deliver later this year. Icon Cinema, a luxury theater brand that opened at Victory Ridge in November 2017, has begun construction on its 15th screen, which will be 100-ft. wide serving 400 seats. In addition, upon completion the larger Victory Ridge complex is slated to include an In-N-Out retail location, Class A office space, a 1,100-car parking garage, 221 townhomes, medical office space and a hotel.
